Holding Deposit: Equivalent to 1 week’s rent. This is to reserve a property and is not refundable if any relevant person, (including any guarantor/s, withdraw their interest in the tenancy, fail a reference check, provide false or misleading information, or do not sign their tenancy agreement within 14 days, or any other date agreed in writing.

Dilapidations Deposit: Equivalent to five weeks rent of the monthly rent, to cover dilapidations and damages (excluding fair wear and tear) on the part of the Tenant during the tenancy and not returning the property in the condition in which it was received.

Possible charges during the tenancy at the tenants request:

  • Payment of £50 incl. VAT (per agreed variation) to cover the administrative costs of a new agreement to change documents whereby a Tenant is removed or added to the agreement.
  • Payment of £50 incl. VAT per replacement tenant to cover costs of reference checks.
  • Payment of £50 incl. VAT to cover the administrative costs of a new agreement to change documents whereby a Tenant requests a change of terms within the agreement.
  • Unpaid Rent Payment - interest for the late payment of rent at a rate of 3% above the Bank of England base rate on rents 14 days or over.
  • Loss of keys or other items - Tenants are liable for actual costs of replacing lost or misplaced keys, fobs, cards or other security devices. If the loss results in the need for a locksmith, new locks and replacement keys for the tenant, landlord and any other person requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £50 incl. VAT for the time taken to provide or replace keys or other devices.
  • Early Termination – Should a Tenant wish to end the tenancy prior to the expiry date of the assured shorthold tenancy agreement (subject to the Landlord being in agreement) the Tenant will be liable for the Landlord’s cost in re-letting the property and all rent due under the Tenancy until the start date of the replacement Tenancy. The cost will be no more than the maximum amount of rent outstanding on the tenancy.

Please note: all utilities bills such as gas, electricity, water, council tax, telephone, broadband, satellite television etc. are the responsibility of the Tenant.
