Tenant referencing

A thorough reference check will be conducted on each applicant prior to proceeding with any tenancy.

Detailed property inventories

We will prepare a detailed written and photographic inventory and schedule of conditions and agree this with the Tenant at the commencement of the letting. This will reduce the risk of repair and deposit disputes at the end of the tenancy.

Tenancy Agreements

We will prepare an Assured Shorthold Tenancy Agreement, for both Landlords and Tenants to sign prior to the commencement of each new tenancy or tenancy renewal.

The Deposit

It is imperative that the deposit will be safely protected, as such we use the Deposit Protection Service (DPS). A deposit is usually equivalent to five weeks worth of rent and is payable upon signing of the tenancy agreement. At the end of every tenancy both landlord and tenant may be required to agree on any dilapidations deductions before any money can be returned by the DPS. Fair wear and tear must be taken into consideration, but if deductions are to be made, then it is up to the landlord to validate that dilapidations have been caused by the tenant. In the event of a dispute where tenants and landlords can’t agree on dilapidation deductions, the DPS offer a free Alternative Dispute Resolution (ADR) service.
